@Becca Summers thank you for the advice, I will try that, first off I won't jump on another deal until it makes so much sense not to. I think she just has to see it work then she we be all for it. l think she has a bad taste in her mouth from this first one, it's just been a lot of slow progress because I work full time and am doing the rehab myself so that could be it, but I like what you said.

@Sterling White  the main thing that I am running into right now is, my wife and I are huge advocates of living debt free and outside of the mortgage on our duplex we are, I also believe in levraging OPM, but she is hesitant to go further into debt financing another investment. I don't know if this is something that you have run into before, and if there is anything I can do to help her see, and rest assured that it's a good way to grow financially. This first duplex has also been a struggle with the rehab, so that's another reason for her hesitation. Any thoughts? Thank you

I am an ultimate beginner, I have a duplex, that my wife and I are "house hacking" but  I didn't know what I was doing when I bought it, if we rented our side we might brake even. Knowing more and with help, I would like to move forward with multi family homes, and perhaps some single family homes as well, with goals to make a comfortable monthly income from rents, ultimately to quit my job
