Quote from @Rebecca Moreira:

Hi ST King and Alana,

We rent out our primary residence on both a short and mid-term basis in St Augustine as we have moved overseas.

However, we're considering selling to buy a primary residence where we live though.

It could be ideal for a house hack as there are two separate entrances, each with its own kitchen and bathroom. There is also space to park 4 cars.

I will be back in the area early May, so if this sounds remotely appealing, we can chat further on a call or meet in person when I am there.

Thanks, Rebecca

Quote from @Colin Wright:

Hello, ST King and Alana Reynolds.

I have a property located just east of the San Marco district that I have leased out until May of next year but I may be interested in subleasing/ airbnb arbitrage after this lease is up. I am looking to move into more passive ways to rent out the property and I feel this way benefits both parties. I would be interested in talking about how you determine the rental value to make both of our numbers work. Feel free to reach out!

Hello Colin!
In a rental sublease, you would sign a lease for an amount agreed upon like the typical market rent. The lease signer would pay you monthly like a typical renter. The person who is sub leasing would have to do their own market research to make sure the rental would still profit for them based on short term rental data. I will message you!

Quote from @Kerry Baird:

There is a short term rental segment of the forums.  I pay $200 for a clean of my 4 bedroom house, and $235 for my 5 bedroom house.  I use Turno which integrates with the OTAs and makes it easy for me to find cleaners, and to pay the ones I use.

How much do you charge per night? Mine is a 4 bed 2 bath and I was going to list for $340 a night.

Looking at two potential ways to buy real estate for long term hold rental.

property A

assume the loan on a property with no equity at 6% interest rate. Rent out and break even. Very little out of pocket cost.

Property B

Assume the loan with 4-5% interest rate, pay difference in equity $70k and pocket 300-400 in cash flow every month. Property paid off in 20 years.

What is more important? Saving your cash and using more leverage or puting more money in the deal for immediate cash flow?

Do you know an appraiser in the Jacksonville FL area? This home I am looking at does not have a garage but all the sold, pending and for sale comps do. How much should I subtract. Trying to estimate the ARV for a buy, rehab and hold property.
