I’ve been a real estate investor since Moby Dick was a minnow, and I've been satisfied with the 7K supplement to my military retirement. However, when hurricane Ian robbed me of a large portion of that supplemental income, I realized I needed to make a change.

I didn't have loss of rent insurance; therefore, the insurance company was not in a hurry to make me whole. So, I've decided I need to step up my game.

I’ve also been a long-time Pro Member and casual listener to BiggerPockets Real Estate podcasts.

After a 30-day vacation in the Idaho Panhandle I drove home to Cape Coral. During that 40 hour drive I listened to BiggerPockets Real Estate shows 765 to 806.

I rerecorded bits and pieces. Gems that will accelerate my real estate journey.

I do believe you’re correct in that the number of SF owned by the big dogs is relatively small. Additionally, there seems to be no shortage of opportunities for small operators.

Attended the SWFL REIA (Southwest Florida Real Estate Investment Association) this morning. Rick Shaffner, who is one of the most diligent and analytical numbers guys I have ever met, went over the Cape Coral/Fort Myers lots mark. My takeaway was: while the lot market has cooled from the high of the two-year inflated COVID market, it is pretty much the same as previous years.

He pointed out that many of the guys predicting gloom and despair of a bear market have no discernable record of real estate investing.

I respect Rick and his analysis a lot. However, I believe one of the predictors of real estate market conditions is the RIET (Real Estate Investment Trust) market. And the RIET market in every sector is down from the first of the year: Office RIETs, Multi-Family RIETs, Residential RIETs, and Commercial Real Estate REITs.

Having said all that, I do not try to time the market; primarily because I’m not that smart. I analyze a deal. If it looks like a deal, I try to buy it. End of story.

This is my unimpressive two year live in fix and flip. When I bought it there was no kitchen. Someone started a fix and flip and decided it was more work than they wanted to complete. I’ll put it on the market in March and close on or after 5 June. It gives me two years in one day. I’m currently looking for my next two-year fix and flip somewhere between Port St. Lucie and Jacksonville. If you know of one that’s owner financed send up a flare. Thanks and best regards, Al

I have a four plex under contract in Erie, PA. Cannot wait to close. Purchase price $408,000, current rents $4,360. It's zoned for 9 units, but off street parking only for 6. A three car garage/carriage house that will become six storage units at $100 each. There is an 800+ sf space above the garage that will become a one bedroom one bath AirBnB. The third floor of the house is unfinished and spacious. It will be a two bedroom ?? bath AirBnB.

Installed the last of my kitchen cabinets 12/22 and countertops were installed today.

I have a CBC six-plex in South Carolina that needs complete rehab.Two identical buildings 2600 sq ft each. needs roofs ripped off, new trusses compete re-roof, new wiring, new plumbing, new HVAC, new kitchens, new baths. Exterior walls are in good shape. slab floors 

What will this cost.

just bought a CBC 8-plex in Newberry SC vacant for 5 years, questions about tax incentives grants etc
