Hello,

I have a triplex in Phoenix (85009) - and one of the units needs major repair.

The foundation needs some buttressing / support added. I am looking for capable contractors who can do this. 

I have already gone through 2 different contractors who left the job in the middle, and I need to find someone who can do it right.

I have thought about doing a rebuild, but I think the return on that investment is going to be hard to justify.

Please let me know if you have any leads on contractors who are qualified

I am a remote investor, and I used a contractor to do a remodel of my house. 

This contractor took $3500 from me on December 2021 and didnt start the work (said he got covid, so i gave him a month to recover).

But it is middle of February, and I have not been hearing back from him, so it looks like he has run away with my downpayment.

What is my legal recourse to get this money back?

Note: I dont have his Contractor License number. He did not share that with me.

I am a remote investor and I am looking for contractors and plumbers in the Cleveland area to fix major issues with home inspections.

What am I looking for:

- fixing leaks

- remodeling bathroom

- flooring cleaning/installation 

- minor mold treatment

- window replacements

Does anyone know of contractors/plumbers in the area?

I have a few real estate investments throughout the country - in Seattle, Phoenix, Lexington, Atlanta. I recently got under contract for 2 duplexes in Cleveland. 

I use property management services (good ones) across the board in all the cities - and here are my rates that I get:

Arizona - 6%, Kentucky - 7%, Atlanta - 7% (all with very few hidden/surprise fees). 

but the property managers in Cleveland are still at the 10% rate for management fees (there was only one in Cleveland who was at 8%, but with that one - there were lot of fees that were extraneous compared to the other property managers).

Does anyone know/have recommendations of property managers in Cleveland who are more competitive/offer a competitive price? 

I guess I will rephrase my original question.

What neighborhoods in Cleveland AND Columbus are showing 

- the highest rate of appreciation 

- highest cap rates

I have several agents now sending me properties (I am inundated a bit), I know how to discern them well in terms of cash flow (rentometer, current leases, plug numbers in my spreadsheet). I am not having good luck with evaluating them on appreciation. Comp sales are sparse because inventory has been low.

So how do I recognize the so called "diamond in the rough". Does anyone have a good guide/article?

For example - North gate in Columbus - cash flow is decent, but appreciation? Seemed meh.

@Patrick Drury - why is Cleveland more headache than Columbus?

They seemed a bit tapped? Which ones did you have in mind?
