Hi there!

I have found a single family home that I'm interested in purchasing and it is already tenanted.

For those who have purchased tenanted properties, do you have any advice or some sort of checklist of the questions I should ask the seller? 

I have asked for the basics such as rent roll, history of monthly expenses etc. But I want to make sure I'm not missing out on anything.

And when it comes to inspections, can the inspection take place with the tenants already living in the property? 

Any help, advice or suggestions would be grateful!

The area I'm looking at is Linwood, postcode 67211.

I believe I have the upper hand in negotiating because the home is trashed! It is in very poor condition, full of trash and therefore inhabitable.

I've seen other similar properties that are habitable and on the market for the same price. In addition, I spoke to the listing agent and was told that the owner wants to 'get rid' of the home.

I don't have a property manager lined up yet but if you know if any, please let me know!

Hi there,

I'm a complete newbie to real estate investing and I want to take action and get started on this journey.

I came across a trashed duplex in Wichita and I believe I have the upper hand in proposing an offer much lower than the list price. 

  • Has anyone invested in Wichita, Kansas?
  • If so, was it worth it?
  • Do you know of any local contractors that I could contact to get an estimate for the rehab of the property?
