They have a signed agreement from when they leased the property to us that they have to use the same agent if they sell the property. So they have an agent

If I sourced an off market deal from my landlord and am not using a realtor - can I negotiate 3% (buyers agent commission) off the sale price or does 6% get paid to the sellers agent?
