Hi All,

I am in the process of buying a 4bd, 2ba, single family home in the Central Jersey area. This will be a house hack and I have 3 friends currently looking to move in during the next lease cycle. I am still looking for that 4th person to occupy the remaining bedroom. If you or someone you know is interested please do not hesitate to reach out to me.

Some information:

-Cape cod style house

-Located near major highways/road such as 287, Rt 22 & Rt 28

-There are about 5 train stations within a 7 mile radius, including 2 within a 2 mile radius

-located about 15-20 minutes away from Rutgers University- New Brunswick

-also located near Raritan Valley and Middlesex CC

-There is a partially finished basement where I will be residing

-washer/dryer included

-rent will be $675/person

-estimated utilities are $60-70/person which will include the following:

---electric/gas = 40

---water = 5

---sewage = 10

---trash = 5

---internet = 10

Post: Investors in Central NJ area

Hi everyone,

I am an up and coming investor and would like to dig deep and find out more and possibly learn from someone with experience.

I am located in Central NJ and here are some a few things about me:

-My goal is to house hack my first property as I'm sure many first timers are.

-I work in the IT field and have been trying to save capital

-I worked to obtain my real estate license which I am finding to be nearly irrelevant as it relates to my investing career. I thought by getting my license that I would learn to be a better investor. This has not necessarily been the case and I am finding myself not enjoying being an agent.

-I have read multiple books aboug investing and will be spending time analyzing properties near me for practice.

I am very much eager to learn so much and grow my portfolio and gain an additional revenue stream.

I am looking to connect with an investor(s), preferably one who has experience in buy and hold rental properties.

I would love to meet and grab a coffee to chat and I hope to walk away with a few lessons.

Post: Personal Access to MLS?

Hi all, I am new to investing but I would not say I'm a complete foreigner. I have been reading up on REI for some time now and want to make some big moves this year. I am currently reading "how to invest in rental properties" by Brandon Turner. I have also read his book on "No/low money down."

My goal is to house hack a small multifamily as I've read that is the best way to start and it is in tune with my own personal goals.

I have also been contemplating for some time about taking classes to become a licensed realtor (which I will be registering for later today) to:

1. Get access to the MLS

2. Gather more knowledge on markets and properties overall

I plan on using his book(s) as a checklist of sorts to guide myself thru this journey. However, I come here today to see if anyone has any tips/advice/words of wisdom for me. Anything you wish you had known when you started? Things to watch out for? Things to avoid? Anything really.

I do notice a lot of wholesaler signs across my area. Would it be a good idea to get in touch with them as well even though we have different goals?

Hell, if anyone needs help with ANYTHING in the central NJ area, I will gladly volunteer as I am really trying to get started on my future.

Thanks for any and all help. It is much appreciated!!

-Akash
