Hello All, I am a prospective wholesaler of residential properties with expertese in the city of Oakland California and surrounding areas. I have a strong system of identifying motivated sellers , but my primary focus at the moment is cultivating demand. I.e., I am looking to build a network of buyers. Hello Big-Pocketeers, I am a newbie and a fan, keen to make my way into Real Estate investing. Here is the skinny. My wife and I have recently moved into the California Bay Area. She is working, I am currently not, but our total household income is 150 % of median in our area, 50 % of which (as of a month from now), will be disposable. We both love our careers: me an international lawyer, she a nurse... But, I am blind which makes negotiating the world of work kind of risky, and nurses, particularly the good ones, eventually need to wind down. Waiting 25 plus years till retirement is unacceptable to us. As such, we have chosen the strategy of building an expanding portfolio of investment properties. We are interested in acquiring multi-family dwellings throughout the midwest, and maybe Atlanta (more on this in future posts). We are quite close to zeroing out our liabilities, and attaining a strong financial footing from which we can begin our journey. However, I am vexed by the fierce urgency of now. Waiting another two months to start is unacceptable, so I would like to begin by learning about wholesaling, with the aim of initiating a contract or two within the next few months. My blindness requires that I establish alternative systems to identifying sellers and buyers, and successfully closing deals, a challenge I am ready to crush. Below are some of my goals with wholesaling. To build cash reserves. I would like the option of paying cash for a property Where financing is not immediately available. To build strong networks in the industry: the more diversified the better. To practice cultivating and evaluating deals. To hone my negotiation skills. I learn best by doing, so I am hoping to be of service to someone who already has their feet in wholesaling, and is living near the San Francisco bay Area. I am happy to drive for dollars, but that will involve one of those Google self-driving cars and a guide dog trained to sniff out potential deals. Stay tuned for the miracle.
