I was looking at a deal recently that was for multiple properties at once and one would have included something that turns into a flip.

The property was also in a fantastic area for Air BnB so the plan was to actually air BnB as is for a while, then do the work for the flip and sell it.  I was trying to determine how long I would need to use it as an air BNB before I could potentially 1031 the sale of the building.  I wasn't able to find anything on this though.

Does anyone know what is required, or have a general rule?  It seems like there could be potential to use this kind of temporary rental structure to make things like a slow moving flip be 1031 eligible, potentially saving a lot of money over time.

I'm searching for recommendations for HVAC contractors and companies that are investor friendly and have experience converting ~100 year old central boiler buildings to individual furnace and AC.  All meters already present, space for furnace already made.

This work would include running black pipe, adding ductwork and returns, installing furnaces and AC unit and any other required plumbing.  Furnace space already has a drain line and electrical power.  Drain line may need to be expanded.

Taking bids for 3 units this summer.  

Anyone capable of this work or know someone they worked with in the past that I should reach out to?

Can someone recommend me a good extermination company?  I am currently dealing with an issue with mice that I need to take care of, but I will also need an exterminator long term.

Should I just be going with the Orkin/etc. big names or are the local shops a better bet?

If you know anyone who has done good work for you in the past please send their details my way.

Anyone out there have a good fencing team in Chicago?  I need to get about 4 panels of a wood fence replaced and was considering replacing my existing chain link fence with a 5/6 foot steel or aluminum for the front.  Would need a gate as well and I am not confident in how to price it, so I am looking for contractors that would offer an honest price and do a good job.

Also, anyone have a good ballparking method for cost of these things?  I'll check J Scott's book, but any Chicago specific knowledge would be great.

I have a possible tenant that called and asked if they can apply if they only have an ITIN number and no SSN.  Does anyone know if it would be a violation of any Illinois, Federal or Chicago laws to find out if they have a visa of any kind or are here illegally?

Mostly, I won't be able to do a credit report or background check, but if they have a valid visa from the US they have already passed some amount of background screening for entry to the country, if they have not got a visa then I would be out of luck other than doing a background check with name and DOB which could be difficult.

Anyone have any experience renting to people in this situation or advice on whether to/not to consider this type of applicant?

I own a 4 unit investment property in the city of Chicago. While I haven't had a HUD inspection yet to verify if I do or do not meet their criteria the vast majority of my property should be fine. I do however have a large driveway that the previous owners did not care for well I am told that, somewhat strangely, concrete issues are often disqualiers in these inspections.

Does anyone have experience with the issues in HUD inspections, or know of any grant programs that would pay for or help with the cost of repair to the driveway. I've been quoted around 12k for a new driveway and don't see a way to get an ROI on that bit of capex, so I can't really afford to do so without just essentially throwing money away.

For the record, the driveway is safe and works well, it just isn't even, has plenty of poorly done previous repairs etc.  People currently park there now without complaint.
