The loan isn't closed. We signed all the paperwork but there was one form missing in escrow and I need to complete it. I am having second thoughts now.  

Hi, is there a cooling off period for a non-consumer hard money loan in California? This is a loan made to an irrevocable trust, if that matters.

Hi,

I would love some feedback on the cost per square foot to remodel a house in the LA area.   I would like to do a basic remodel, not high end fancy.  

I talked to a few contractors and the prices they were throwing out seemed crazy.

Thanks that helps. I was thinking that the contractor would contribute the rehab costs/labor and then share in upside (after we are each paid back). Something like that.  

I have heard from several realtors here in socal that they are being told by economists that rates will be cut in '24 because of the election, and they are preparing to be in a very busy, multiple offer scenario with home prices jumping.
