Thank you very much for all your input! I will have a contractor, we are also looking for a reliable contractor, come today and we'll keep you posted as to what they think about those spots are. Perhaps, as James said above, this could only be mildew as they are sort of similar as mold. Crossing fingers...

And if any of you know a reliable contractor, please send me a private message. Again, the property is in Aurora in Naperville Township. We are hoping to have the work done this week.

If you are comfortable marketing it on your own, then put it up as for sale by owner. That way you will avoid paying the listing agent's commission and if you find a buyer then let the s/he agent fill out the contract. Just make sure to have your lawyer review the contract for you. If not, then try to negotiate the commission (nothing is fix/ flat rate). Good luck.

Not sure about GA but in FL and IL for as long as the lenders of the junior mortgages are named as one of the defendants then you shouldn't worry about them; they will be wiped out and won't survive after the foreclosure sale.

Hi everyone,
I have been a member for quite some time on this site but never really posted anything until now. I constantly come here, though, and read posts for learning purposes. Anyway, I'm here because we found mold in our second investment property.  We bought it site unseen; won it on an auction site last May 18th and closed, after waiting for more than a month, yesterday. We hired a locksmith to open it for us and at first everything looks okay, mostly cosmetic, until we went to the kitchen. The bank, I presumed, took out a small piece of drywall there, so my gut automatically told me to look for any signs of mold. None found in the kitchen because the bank removed all of it, probably, but when we went to the garage; access to it is through the kitchen, we found tiny black spots all over the wall. Not so noticeable that my partner even thought they're just part of a dirty wall. Then we went back to the bathroom upstairs, the one on top of the garage, to see if there's also mold there. And, of course, just I suspected, we also found mold. This is our second flip and never really have any experience with mold. And I know, from other people's experience, that mold shouldn't scare us, investors. Am I right? Or, it depends on how widespread the mold is? This is just one of the two questions why I am here today. The second question is if any of you know a good, reputable mold guy/company that serves Dupage/Lane Counties. Property is in Naperville Township City of Aurora.
