actually both. Most of my focus is now in franklin. My Condo is Franklin is cash flowing very well right now. I live in Perry, so that is why I like the south side. I like things close to home for now, because I know the market. I am slowly branching out in Indianapolis.

I am investing on the south side of Indianapolis. My last deal is cash flowing pretty well. What is the ROI you are looking for? My rent isn't quite a 2% of the purchase price, But I have 1.5%.

This is a great piece of advice. Have multiple exit strategies. I am sure the holding cost have added up.

3B/2.5BA in Indianapolis. Purchase for 77,000, repairs 1300.

Rent is 1000/month. I used a conventional loan and have a descent ROI.

Do you research on rents in your area. BP has tons of tools to help. The rental analysis tool really help me.

What are your goals? Do you want cash flow? Do you need a partner?

If you don't understand the deal walk away and do more research.

What's services would recommend for screening your tenants? I am working on my first deal. I Have two bed two 1/2 bath 2 car garage. I am renting it for 1000 a month and a 1000 security deposit. I need some help.
