I am new and starting out in property management. I am looking to make some new connections in the industry. I am from Massachusetts but would love to connect if your from elsewhere too!

What does it take to become friendly with other syndicators and also where to find them. I feel like there few far and in between. During my learning process I’d like to get to know a few of them and maybe even help them out if they need it.

@Dave DeMarinis thank you for replying Dave! Yes I am the type of person where I would not take the money until I hypothetically know what I’m doing. Right now I’m learn and self educating. I am on the lookout for mentor that would be willing to take me on. All the help is appreciated!!

@Charles LeMaire thanks for the Reply! I am currently just starting out by educating myself and planning on acquiring a mentor asap. As you mentioned above your a passive investor, what would you say is the best form of acquiring other passive investors to invest in sponsors deals?

As far as syndications go the big to do is to raise private money through passive investors like doctors lawyers etc. now what if I just used a hard money lender to cover the down payment and rehab followed by a refi obviously having a sponsor sign it with a bigger net worth than yourself. What are your thoughts? Would it work? Would it only work on certain deals maybe way below market value? Or is it simply because people just don’t want that high of an interest rate?

Wholesalers, I have been researching, reading and watching for years but there seems to be something missing. I am trying to get into wholesaling. I live in massachusetts. For what exactly do i need to do to get started.... thanks!

I am  plumber from massachusetts as far as things to discuss with the plumber go just make sure you give him a solid time frame that is agreed upon by both parties and make sure you know the answers to his questions. for example finish work like what kind of faucets, what color toilet etc. the little things is what slow the process down. As far as the mechanical work goes thats all on him. he will be piping everything to code (hopefully). if he asks you what type of material you would like to use on this project copper is best for water lines as for one copper joints are stronger than plastic and two copper is natural so your not drinking something that was sitting in plastic for god knows how long. now a days the go to is pex which is fine and also cheaper. Drainage should be standard usually its pvc which is the most common anyway. I see you mentioned baseboard so I'm assuming you have a boiler. I would go with efficiency. installing a high efficiency boiler is a little more expensive but just remember it is a selling point.
