On a side subject how do you structure your business? 1 LLC per Property? or do you put a few into 1 LLC?

Thanks guys for the reply. I will not be investing in any properties in Delaware, but I was told by someone that it doesn't matter what state the properties reside in.
From a geographical standpoint if I were to invest in 5 different states (this is just an example) it would be easier and cleaner to have everything under one giant LLC with series rather then 5 separate LLC. Thats the way i was looking at it.

What is the advantage of setting up an LLC in the state in which the property resides?

Hey Everyone,

I am trying to get more information on what path i should take in structing my business. Is a Delaware Series LLC better then a regular Delaware LLC for Real Estate Investing since all properties could be in an indvidual series and that series is completely independet of all other series but you only have 1 LLC and 1 tax return to file.

Has anyone set one of them up? Pros/cons?

How do you structure your investments?
1 LLC for 1 property?

I have been doing some research on the Delaware Series LLC. Where you have one main LLC and each property would be a separate sub LLC within that one. From my basic understanding each series acts as its own LLC and can even have its own EIN number.

Has anyone had any expierence with this?

Thanks for your response as i will do more research into duplex and 4 plexes now because I believe it fits my long term plan and will allow me to reach my goals quicker.

I am going to be an put of state investor do you have any advice on which city would be the best investment for duplexes and 4plexes?

Hello Everyone,

I am a newbie starting out in Real Estate Investing. At first i was primarily looking into SFR units to buy and hold for the long term with a minimal amount of net cash flow per month per unit. Are there pros and cons to having a duplex or 4 plex vs a SFR?

from what i gather the pros would be the following:
increased monthly rental income (as you have more units)
Vacancy risk is spread out more.

cons:
Duplex and 4 plex may not apperciate as highly as SFR and could be harder to sell in the long run. But this may not be an issue for me as my strategy is to buy an hold for a long time.

Any advice/comments would be great.
