As I Aspire to become a BRRRR investor and continue to learn and educate myself, I am looking for advice on what areas would be most helpful in my endeavors. Besides my current readings, podcasting, forums like this, and attending local meetups, I have the time and money to invest in education at this point, what would be the best educational preparation to seek between inspection courses, appraisal courses, and real estate agent courses? I was thinking of doing real estate classes in order to learn how to do comparative market analyses, access the MLS directly, etc, and inspection classes in order to have some basic knowledge when I begin walking through my homes to gauge problems and the extent of my rehabs.

I was enrolled and doing my MBA when I decided to pursue this avenue of investing instead, so the money I was paying out of pocket to cover MBA courses could instead be used towards educational content in real estate investing. So, I believe the time, money, and effort used for the MBA classes could be better used elsewhere to focus on becoming a successful investor. any advice?

Ok I’ll check it out Becky!, and Nicole P&I, taxes, insurance, Hoa takes up 14% of the total monthly after tax Income. 56% is associated with living, operating, and whatever expenses. 30% goes to the bank monthly.

I would like to begin in single family residences with the goal of ending in commercial investments. I will for sure continue education. The reason I was thinking of doing real estate classes is for the benefits of accessing MLS and learning to do CMA's which can help with formulating the ARV of the homes I purchase. Would you recommend taking apprasial coursework perhaps?

What would a beginner and successful buy and hold investor do in this scenario. The scenario is you are just starting out and have $100,000 cash to begin investing in real estate, you also have no debts besides residential operating expenses and a mortgage that consumes a total of 70% of your household income. The other 30% is usually placed in the savings account. Your credit score is 795 or greater. You are learning by reading, attending webinars from Bigger Pockets, podcasting, asking questions in Bigger Pockets forums, and even considering taking some home inspection courses and becoming a licensed real estate agent in order to sharpen skills and knowledge to become a BRRRR investor. What would you do in this situation?
