Baltimore is a great place to invest in, but you need to know the area well. Some people on this forum have asked, "What zip code should I invest in?" and the correct response is: "Bad question! You need to get way more granular than that!" Your questions about investing near colleges - they typically come with their own challenges (solid demand, but frequent turnover, etc). I have no idea what the pandemic is going to do to the college market - your guess is as good as mine. Same goes for waiting after the pandemic to invest. A lot of people on Bigger Pockets are saying that it's not a bad time to buy, but it's hard to find good deals (i.e. if you find a good deal - go for it!). Personally, since I'm looking for my first deal, I've decided to wait until the Spring this year and use the next few months to get all the pieces in place while analyzing deals on a regular basis. It's not the right choice, it's just my choice.

Also, Baltimore County is a different ballgame than Baltimore City. The county does has a lower price-to-rent ratio, lower taxes, and more competition. 

At your price point, you wouldn't be able to get a 3 bedroom SFH in an A neighborhood (most of the ones by the waterfront, for example), but you could find something in a B neighborhood. Maybe try Pigtown, Joseph Lee, Greektown (near Bayview). But take that with a grain of salt - I have lived in Baltimore, not invested in Baltimore yet.

I appreciate your reply, this will be our first time investing in Baltimore, we have gone back and forth several times to feel the area. I like a particular property by St Agnes hospital and UMBC campus 21229. The city was a bit too tricky for me although I really like Canton, upper fells point and butcher hills because it was close to Johns Hopkins and the turnkey home arent too bad, i was thinking to rent out to traveling nurses there. I am going to check out these areas you suggested. I think i should take more time getting to know Baltimore before buying there although i am ready to buy. Do you have any suggestion for Baltimore County areas?

Hi all, my husband and I are landlords from Northern Virginia. We are looking to purchase a buy and hold rental in a good/decent neighborhood in Baltimore. Our price range is 100k-130k turnkey or cosmetic rehab 20k max. We want to have a good reliable tenant as we live 1.5 hrs away. We have looked into homes nearby hospitals and universities, we thought that our target could be nurses or students ( i am not sure with college being virtual, if this will be a problem). I thought of renting out to travel nurses too. We do not know the area well yet, we visited the cities and saw a couple of houses Baltimore County but we are concern about being able to get tenants during this time. do you have any recommendation for that price point where we can get good reliable tenants and low turnover? We are focusing on the cash flow at the moment. We might need a property manager, a handyman/ contractor as well. We postponed buying this year but we decided to try again, should we wait longer until the pandemic is over? not sure when that would be.
