Martindale-Hubbell is a great site to find attorneys specializing in real estate, evictions, etc.  You can tailor your search by location and other criteria.  Focus on those firms/attorneys that have high peer review ratings.  And smaller boutique firms often know the judges and court personnel more so than a large firm which can help expedite getting your case heard and having a favorable outcome.

All good feedback from the group.  In short, you're never going to find the perfect tenant.  Just do your due diligence, explore which ones have the ability to timely remit payment each  month and go with your gut.   

We thought we had the perfect tenant until he skipped on us - lost his job, girlfriend left him and he wanted to move someplace warm.  It sounded like the lyrics to a sad country song...and at our expense. 

You may want to also look into buying rent default insurance to give you peace of mind and mitigate against non-pays. That coverage will reimburse you a portion of your lost rent and reasonable legal expenses when a tenant defaults.

You need to lawyer up and start the eviction process.  

To give you peace of mind as you build your portfolio and get more experience, look into buying rent default insurance which will reimburse your lost rental income and some legal expenses when a tenant defaults.  It's affordable and tax deductible.

Get yourself a great eviction attorney and a top caliber property manager.  They can reduce your stress level should this happen again...it will!  At some point, you should look into protecting your investment with rent default insurance.  That coverage will reimburse your lost rent and legal expenses when a tenant defaults.
