Lessons learned? Challenges?

Did not break even until refinancing. I should have purchased another MFH!

10% Down payment. $500 first time MD homebuyer credit. $1,500 seller concession. Paid all other closing costs.

Should have purchased another MFH instead!

Small multi-family (2-4 units) buy & hold investment in Newark.

Purchase price: $425,000
Cash invested: $30,000

Duplex. Househacked for a year. Refinanced.

How did you finance this deal?

First time home buyer. 3.5% down payment. $5K seller credit.

Lessons learned? Challenges?

Paid about 25K too much, but didn't want to lose out on the deal since it was a new construction home.
