@Stan Sugarman thank you. I didn't know that about the quit claim deeds. Did you have to pay a ton of taxes when you did that?

Hey BPers - I have a rental property for which the loan is in my name. However, I would like to transfer the loan to my LLC. I've been trying to Google the process for GA but the internet has been a little vague.

Has anyone done this in Georgia and is it as painful as it seems?

I'm trying to calculate my net cash flow and it occurred to me that in the normal formulas we tend to use, we never factor in the tax write offs. If management fees, property tax, interest, depreciation, etc can all be written off (basically given back to us), then why should it be factored into the net cash flow. 
Am I making sense or am I looking at it completely wrong.

@Caleb Heimsoth - would you happen to know of any by any chance?

I have a rental that has about 100k in equity. I would like to get a HELOC on it so I can finance some other deals. Unfortunately, I cannot find a lender, national or local (GA), that will do a HELOC on a rental. Does anyone know if this is possible and/or know a lender that will do it?

Hey all,

I am trying to find an agent that specializes or at least understands the rental market in the Georgia. There are a lot of great agents out there but they don't seem to understand rental income side of things.

I am in Cobb county so it would be good if the person was in Atlanta or the surrounding counties.

Any recommendations?
