Post: Industrial building roof test? (2 questions)

Hello,

I have an industrial building, 40k sq ft. 16 k sq ft is a new roof.

I have two specific leaks that roofer is working to fix, after new roof install. We are having dry weather. What us best way to test if roof leaks are sealed? Should i turn up hose of water on roof for 8+ hrs to make sure two leaks on new roof are sealed? Im not sure i have luxury of waiting for next rainfall. Any suggestions to test roof leak is resolved?

2nd question, we have new roof and i was expecting slope to help drain new roof. See pics. Are these puddles normal or failure to angle roof towards drainage?

Hello, I am working to pull together a dashboard with key performance indicators of my personal industrial and commercial investments. The highest level KPI's I plan to monitor are listed below. My portfolio includes a mix of commercial property (fully rented), two industrial (fully rented) and one upcoming investment available for sale or lease in August 2020. Eventually I may add some 2-4 unit residential flats to ensure diversification. Please let me know if you would add any more KPI's to the list below. Thanks in advance.

@Kristi Wolfe and @Patrice Boenzi, I live in Elgin and recently passed the exam. I am in process of interviewing different brokerages before I select one.

My intention is also for personal investment (residential/commercial/industrial). I have been following sherriff sales and local listings. I have decided to stay local, Elgin, South Elgin, Batavia, Elburn, Aurora, North Aurora, when I'm ready to start. I should have funds ready to go within 6 months; however, if you find a good deal I'm open to obtaining funds sooner. 

I plan to have a sponsor and brokerage selected by first week of march. I'd like to stay tuned with you both as we seem to have similar intentions. 

I've sent you both connection requests. Patrice, if you run into something, please keep me in mind as well.

@Jake Fugman, thanks for your response. You are right, after reviewing eXp, I will still need local support. I am not interested in the stock ownership option. the eXp fees are similar to local brokers and i would have local sponsor and brokers available to me, especially for assistance on flip and rentals. At this time, I will not be proceeding with eXp. Thanks again Jake.

@TIm Harstead and @Kobe Xin, many thanks for your responses. I made 20 calls yesterday. Got 3 call backs and one call scheduled today and meeting next wednesday. I will reach out to Kale Realty today.

Thanks for the feedback. Both of you are absolutely right, I do need to interview each brokerage to make sure we are clear about expectations. I plan on using my license for personal investments. Once again, thank you both.

I recently passed my real estate exam in Illinois. I decided to pursue a broker's license to develop a passive real estate income portfolio. My interest is commercial and industrial properties. I plan to add a few flips and rental investments along the way. 

I called two companies and they mentioned that I would be better off finding a sponsor in a non-franchise company because of the monthly dues. He also mentioned that most agencies are looking for full-time brokers.

I am involved with a few other business endeavors (e.g. working with general contractors for renovating a 40K sq ft industrial building, investing in new $20K industrial building) to help expand my knowledge as I get deeper into real estate "deals". My main interest is to use my license for passive income while I continue to work on existing and upcoming projects. 

Will brokerages offer such sponsorship? Is what I'm trying to do "frowned upon"? I heard that it wouldn't be a problem because many brokers obtain a license to support passive income. Thoughts/suggestions? Your help is much appreciated.
