They also tell you it’s easy and you can do it with no money?

To answer your question - no it’s not worth it

The key to a brrr is understanding and managing the renovation - not something taught through a fb group

Find a cheap or free construction management course online and you will learn 10x more and save yourself $

Yes - 'Your own money not needed'. I was also told I could reduce my W2 taxes by a significant margin- which I was very excited about, which I now realize is not true.

Quote from @Carlos Ptriawan:

sometimes I'm much more nicer to my sub-con rather than to my W2 Job boss in bay area haha LOL but that's what I meant by building the trust. To the extent that I supported their family and such. Yea it has nothing to do with BRRR itself but I'm buying their loyalty. It's same like how to maintain "circle" in my w2 tech industry.

Is it true you're able to offset your W2 taxes with BRRRR?

nope.

and... BRRRR isn't a cashflow strategy at this time.

and... you're not going to find BRRRR properties on market.

and... you will need to be patient for longer than 5 months.

took me 12 to find my first one.

 Thank you Nicholas.

@Carlos Ptriawan That's the whole reason I am being very cautious at every step. I can't afford to mess up or I will be back to where I was two years ago.

@Jason Wray Thank you for the detailed reply. I was interested in the GA market too. I am going to start being more active on here. What loan program is the 15% down? Are the interest rates similar to FHA?

Trying to find my first BRRRR for almost 5 months now. There are 'OK' deals in the market but the borrowing cost now is so high, I am kinda scared because of the contractor stories I keep hearing. Every 10 stories I hear about contractors, 9 of them are negative, not just on BP but on all social media sites.

At first, I wanted to buy a primary residence 4 unit (have an FHA pre approval), then I changed my mind &decided to use the downpayment to BRRRR a house (NJ, PA, CT. NY)

I came across an FB group with a massive following that offers mentorship for $6k. They said they will help with everything - finding deals, lending, all contracts, going over deals for the first few months. They also said I will be able to offset my W2 income with BRRRR (how true is that?). I have been researching & analyzing BRRRR for almost 5 months & have run out of patience.

Is the mentorship worth it?

Trying to put in an offer for a town house in Philadelphia, that needs full rehab. Looking for a real estate agent in Philadelphia to give me a CMA/ARV of the townhouse. Will cashapp you whatever you think is reasonable. Message me directly.
