What would one do with 1Mil or 1.5Mil Cash? Stock market is flat this year.   I have a 4 unit multi family and understand Berkeley/Oakland Market.   I don't mind moving to a large Unit size property.  But this is an open question? Would you put down 30/40% on a Commercial Mortgage on a larger Unit? 

I am so confused going from 4 Unit to Larger Multi Famiily with commercial mortgage.

What's your goal as an investor?  

If you have monies to consider this type of purchase, we should talk.  You definitely should be exploring other opportunities.

1.75Mil + 50k for upgrade = 1.8Mil

7 Units

Total Rents about 12K.  Proforma: 14K.

100 yr old house and age shows on the property.  Not much upgrade at all over the last 100 yrs except one.

Will this help?

In Oakland by Lake Merit(1 mile), would you do this?

MultiUnit

LTV: 55%

CAP: 5.0

COC: 4%

The huge downpayment is scaring me. Rent controlled property and most of the units are at or near 15% of market. So rental upside is not super huge.

I got a situation. I own a 4plex, a town house (both rentals) and a SFH(personal). I have been planning to move out of the country for 5-10yrs and looking to find a god strategy.

I have been thinking about buying a 50-100 unit property and have a professional manage it. I could probably sell all I have now and raise good amount of money to do it. Also have about 1Mil in reserve to pay down.

My goal is to have a have a good rental income. What you guys advise? Too much in one pot? Too risky to manage while not in US?
