I’d like to know what’s the best place I should look into when looking for foreclosed properties to purchase, and possibly rent out. Thanks a bunch.

@Amy W. I would just let her pay on the 6th with the late fee. I dont see anything wrong with that. You never know what a person is going thru in there personal life that's making her pay on the 6th. And there's no real reason to raise a late fee when she's already paying on student loans, is that your problem? No it's not, but you can still be a human AND a landlord. All I'm saying is this, your income is triple or quadruple to hers, along as she's paying the late fee, let her pay on the 6th. No other tenant has to know that you let her pay on the 6th, that's between you two. You still get the rent plus the late fee at the end of the day. She isn't causing harm to other tenants nor the property, let her pay the way she's been paying. If it's not broke, don't fix it.

@Joe Abughazaleh I believe you! I'm itching for it, I'm thinking about how I'm going to react for the first time lol.

I'm just imagining how I'm going to feel once I put a property under contract and then sell that contract....how did you feel? What was your first thought? Or reaction?
