Post: Alcove Shower - Not a Tub: Shower Door or Curtain?

I've seen some posts on this however it's not very clear if others are debating over a tub or a walk-in shower and wanted to post this to get feedback and even suggestions. Nicest rehab in a class B- neighbood with an alcove 48" walk in shower (disregard the measurement on the photo below) on the 3rd floor unit in Chicago (proper).

1) Would you install a glass door or curtain rod?
2) What product recommendations do you have for a door?

Here's a blurry image of the space. There's a niche not shown that has the same white hexagonal tile in it. Naturally I'm interested in showing off the rehab. Finding quality glass shower doors are more than I expected and not sure where to source a good one without paying an arm and a leg.

I'm rehabbing a small multi-family in Chicago proper right now and am selecting plumbing (and lighting) fixtures. This is my second deep rehab in ~5 years, so it's not my first rodeo but it's also been a while. I want quality plumbing fixtures with good internal workings (typically brass), but aren't sure if that's still possible at a decent price.

If you're holding - not flipping - what type of fixtures are you using? Brand, line, finish, etc.? I've used some Delta product before but it's tough to find the quality ones online as they don't tell you how the internal workings are crafted.

Chicago Landlords! Where do you post your available rentals? I use:

  • Zillow Rental Manager (also includes Trulia & HotPads)
  • Zumper (also includes PadMapper)
  • Craigslist

What else do you use? What has brought you success recently? What has been a waste? I didn't have success w/Domu in 2017.

Hi All!

It's been forever since I posted. I'm starting to look at 2 things to move forward in my REI. I own and occupy a multi-family in the city of Chicago with, like most multi-families in Chicago, an extra non-conforming unit (typically called 3+1). I am in contact w/the great team that helped me finance the property originally but I'd also like to shop around and am looking for direction. I'd like to do the following with the aforementioned property.

1) Refinance out of the current FHA mortgage (drop PMI and free up ability to get another FHA in the future on another project)

2) Get a HELOC on the current property

The details are as follows:

  • 3+1 Units
  • Class A Neighborhood
  • Amount I'd like to refinance = $540k (around 75% LTV)

Questions:

  1. Who do you suggest I contact to refinance?
  2. Who do you suggest I contact for the LOC?

Note: While I don't want to extend the life of the current loan, I am comparing all the numbers here as I am willing to extend for the right terms. It's all about the numbers and opportunities those provide (e.g. longer term might mean significantly lower DTI for me to help me get the next place). So I'm looking at all options in the 15, 20, 25 & 30 year term.

I am looking for a referral for a good, aggressively priced cleaning service that accepts credit cards (only, no cash/check) in Chicago. I have some units coming online that need their first post-construction cleaning.

@Jeff Burdick is correct - get in with a mortgage broker to get prequalified. I can make a recommendation if you DM me. 

As for any "rules of thumb" I think that's going to depend on where and for what you're looking. Start digging around, analyzing (redfin is a great place to get lost running numbers without having a realtor) and asking questions!
