Just an FYI, most commercial brokers/agents here in the Columbus area don't use the MLS for multi-family or commercial properties. They have their own websites and search engines they use internally, since most agents that do Commerical don't do residential and vice versa. I do both, so I have made the good connections for multi-family that aren't on the MLS. It takes a lot of work to dig deep. If you are interested in doing a co-op, PM me and we can chat. I can help find the "off market" that want offers after someone does their due diligence.

Toby, I agree.  I am an agent in Columbus and can direct her to an OHFA lender, and make suggestions on multi-family units to consider. There are some good deals in multi-family units right now!

I do not know anything about that particular company. However, those numbers are about right for the Toledo area. I find clients deals like that all day long in Columbus (OH).  Let me know if I can be of help!

Hi,

Welcome to BP!  I am a local agent here in the Columbus area.  As stated above, the market here is slim picking for good flipping deals.  You dont need to be licensed to buy, rehab, and re-sell properties here.  A good flip deal could be in ANY area here.  Cash is always king, especially for faster closings. That is very appealing to a seller. The 3 1/2 percent down usually only applies if YOU are going to occupy the home. That might work for the first deal, or if you only buy and own one at a time. Otherwise its 10-20% down for investment properties. Paying cash vs financing is truly up to you, based on how much cash you have on hand as well as the price range of the property you are buying.  Since rates are so low, I say use your cash for the minimum down payment and the rehab costs.
