@Mike McCarthy Thank you for breaking that down. Why would you need both if the umbrella policy is supposed to provide more coverage?

Next month, I will be renting out my SFH. I have a property manager, but I understand that they do not assume responsibility for any legal issues if an incident were to occur with the tenants. Should I can cancel my home owners insurance and get landlord insurance or umbrella insurance?

@Curtis Mears Does the property manager list the house and find tenants? Or do they just collect the rent from the tenants and manage the property . I’m a newbie with all of this..

@Matt Ziegler Thank you. That’s very helpful. I am going to get a property manager. I’m confused on how a Real Estate Agent would benefit on listing my house if we are not selling ( no commission ) Any insights on this?

I am about to move out of my SFH and was wondering ...how do I go about advertising my home to rent. Should I hire a Sellers agent to list it on MLS or should I just go about finding a tenant myself? If so, how can I advertise my SFH to attract potential tenants?

@Mary M. Wow. So, I basically would have to find a home that is in need of purely cosmetic renovations at a really low price to actually make a profit. Thank you for sharing your experience.

@Salvatore Lentini Thank you for that explanation. That was very helpful! If I am not partnering with someone who is "just looking for a money grab", what type of partner should I look for? To my understanding you were saying money is the incentive for pro's. Also, what do you consider a respectable percentage to offer a pro flipper for partnership if you were funding the project vs if you were going 50/50 on a project?

Hi Brilliant Real Estate Investors!

I am interested in doing my first flip, but don't want to do it on my own on the first try. For those of you who are Pro flippers, would you ever partner with a new investor? If so, what would the terms have to be for the partnership? 

I have the funding I need to do a flip, I just don't have the expertise.
