Hi everyone! My name is Aidin. I am 16 years old and looking to invest in small multifamily properties in Rochester NY. Does anyone have any general advice about the Rochester market or have an experience in it that they would like to share about? My plan is to raise capital for the down payment through an investor and create an LLC with my father to get approved for a DSCR loan. Thanks!

if it is a small multifamily investment property, should you use the income approach or the comparative sales approach?

When valuing a small multi-family deal (2-4 units), how should you go about doing it? Should you make your offer to the seller based on NOI and cap rate, or should you make your offer based on local comps and condition of the property? Online I see a mix of answers so I am not sure which method to go with.
