Hello Steve,

We received an offer on the subject property last night. Therefore, it's no longer available. However, below are the answers to your inquiries:

Who is the property management company? Home Union

How much are the management fees? Home Union charges 1.5% of the acquisition price for the first year of property management. After the first year, the fee is indexed with rent on a percentage change basis. There is a $100/month minimum for property management

whats the remaining time on the lease? 8 months How long have the tenants been in the property? 2 years

What are the taxes? Taxes are just over $1600/year

What's the COC? The COC is 10%

Do you own this property? No, the property is owned by my client, an individual represented by Business Partner (Home Union) in which AIC, LLC is under contract as a Referral Partner 

How old is the roof? Info provided once under contract

How old are the mechanicals? Furnace, Water Heater, etc... Info provided once under contract

David, You are so correct and these abuses are turning off some investors. On the other hand investors should seek adequate education and consider partnering with experienced investors before going out on their own.
