I have the opportunity to buy a land on which by contract i have the right of refusal. The land is adjacent to my quadplex and i let someone else buy it , he could be a potential competition. For the savvy investor out there who is a developer , does it pay right now to build ? or can i buy and hold since the land was appraised for 16k but i am paying 10K?

Thank you Colleen . I decided to take my business to the next level;  reason i have subscribed to the Pro Membership. It is already paying off :)

PS : i live in a small town here and nothing seems to be moving for availability in acquiring new properties. Contemplating a sub-warmer climate States (Currently in Wisconsin) for the next move with delegating management to propriety managers. I would appreciate some experiences from other Pro members already succeeding in that areas.

I am in real estate investing with a LLC already established. Our primary resident is in need of refinancing. For those being in real estate for so long , are there any benefits tax wise (Obviously my local CPA is looking into it) having my Business purchasing the primary residence and we renting from it ? My wife has a home base business and works from home ( So we have a home office for that ). I do understand that we should be consulting with a CPA. However, the one that i have seems to not see any benefits so i am running this by the community .

I own a duplex and quadplex. I have been contemplating students housing around UW Stevens Point. So last year I started looking around till I found a property. With my realtor we made an offer, did the inspection, the bank did the appraisal. All went smoothly till Covid19. The property is only suited for 10 students sharing kitchens and bathrooms and individual bedrooms. We have postponed the 1st closing date 4/1 to now 5/29 coming soon. I am all concerned about this investment because if the students don’t move in no way i will pay my mortgage. The realtor is saying I might be sued if I back out.My only option if the bank rescinds the loan due to unprecedented situation that might affect my operation. Any advice?

What GRM stands for ? How important it is and how we compute it?

Same for DSCR and what percentage is appropriate?

Where does the accrued equity for the first year (begining) comes from and the appreciation? I was going over the sample analysis that was done on biggerpockets so please i will appreciate if someone can answer. thank you
