I pay when I close on the contract. Simple. I have a pre-determined amount.

Bird dogs certainly put up bandit signs, or mailouts, whatever drums up business.

John, I'm sorry, but could you define "commercial facility". Do you mean a bank such as Chase, Wachovia, or more of a "local" smaller bank.

I think this is a hot topic here in Texas, and the simple and, might I add, silly solution is to not use the term "bird dog".

Looking for creative funds location. Or looking for funds in all the weird places (song tune). But seriously. What sources are there to find funds for flips or rents. HELOC on a current mortgage, H$ for the short term, what about down payments and closing cash?

Just wondering what others have done. Thank you for your comments.

Facts: 2100 sq.home, pier and beam, only real repairs is exterior paint. Home sites about 14 acres just north of Dallas metroplex. Very quiet. Home and land appraise for $220K, agreed selling price is $145K.

This would be a flip. Deal or no deal?
