Thanks, I guess I would just need them for the alteration building permit? Converting from single-family to triplex.

Hey, I have looking to convert a zoned RM1 single-family to a multi-family and understand that I would need to complete a Use Registration application.

Question: Do I need to include the existing floor plans with the application, or just the plans of the changes? (include both before and after floor plans?)

Wow, thanks for all of your responses. There were many great points. Having a lack of experience and a full time job, it's clear it doesn't make sense to work on any of the larger projects. I think I will spend majority of my efforts researching, looking for good deals, and improving my negotiating skills as some of you have suggested. I will contribute where I can for the smaller initiatives.

Hey everyone, total noob here. I am getting ready to purchase my first investment and BRRR property that will require a gut. A primary reason why I decided to go this route was to get experience and exposure into rehabbing and fixing up a property.

Obviously for the bigger items such as plumbing, electric, HVAC, etc...I am going to leave it to the certified professionals to deal with (although I will try to learn as much as I can). 

Otherwise, in order to save rehab costs as much as possible, what items would you say I will be able to/should do myself? For example, putting down the flooring? putting in the drywall? etc...Any ideas would be helpful!

I am primary looking for cash flowing multi-familiies for around 120k and up in B/C+ neighborhoods. Aiming for at least 10% cap rate. Not looking to do any major rehab work. Currently looking into Little Rock, Arkansas.

Hi all,

My name is Ahmed and I am from Southeastern PA. I am a graduate of Temple University and currently working in IT auditing. My family currently owns a SFR that we are renting out, but I would like to get into small multi-family properties (2-4 units) in the Philadelphia area and Little Rock, Arkansas.

My primary goal is to own a number of cash flowing properties. I am hoping to meeting new people and learn more about REI through Biggerpockets.

On that note, does anyone know an investor friendly agent and PM you would like to recommend in the Little Rock area?
