I found a motivated seller who wasn’t aware that someone has been paying taxes on their home for the past 5 years. I then found the tax buyer and contacted her and she said she wasn’t going to let anyone redeem the property tax even though over the past years she’d never had the property put in her name. At this moment is it too late for me to still get a contract on this property just dealing with the people who currently live in the property ?

Hey, I’m just starting off at wholesaling. And I have a Motivated Seller. But I don’t know how to go about getting the contract finalized. Can someone give me detailed steps on how to handle the situation?

Hi, I'm back. I've gathered much information over the time I have been gone. And have recently been sending out polished letters to home owners to put their house under contract as a wholesaler. I was wondering is there any tips or strategies you may have to sale the contract?

@Steven Leigh I recently searched up the tax assessor online, and the site is available to the public. I just need to know how to narrow down the list.

Just was curious, which way to target houses is more efficient?

Tax-delinquent, searching online websites, Craigslist, direct mailing ? Or, any other methods I left out ?

Quick question: how do you get hold of a tax delinquent list? And what exactly is "mailing equity list"?

Do you by any chance know the normal time frame of getting to a house before it is officially foreclosed? Or does the time vary?

@Account Closed I hear most people say you only need as much as $10 to fund the contract on your behalf. Is this true?
