My intentions are to help the owner if hes in some type of trouble with the property and help the renters. Its not fair to the tenants to be living in the conditions they are but at the same time if the owner wants out or has issues maintaining the property then maybe theres a solution to his problem??

IRS liens? In my state, these won't necessarily show up on tax stamps or a recorder's deed transfer calculation.

Thanks! Thats the advice I need.. not sure what to consider and what type of information should I be looking for. Im still kind of new want to make sure what to do exactly.

Yeah, but would he rather take the $20,000 - $40,000 cash offer or deal with Code Enforcement and all the fee violations and or including losing out on the property all together?

I have the full report on this property, Im just throwing out a few details and asking for advice on what to do?

Im not exactly sure what and how to handle this situation either. Thats why I turned to BP to ask professionals because I dont want to create a sticky situation for myself and reputation.

If you come at him in a threatening manner you could burn a bridge somewhere somehow. As much as you care that his tenants are treated fairly and with respect, they are his tenants. The best thing you can do is advise the tenants of their rights when major repairs need to be done but aren't. IE, they could stop paying the land lord rent and have the funds go into an escrow account held by an independent 3rd party (how they do it in the State of WI).

You could always call the owner and express interest in the property and ask if they are looking to sell and at what price. You can keep the knowledge about the current place to yourself as a form of dramatic irony lol.
