Are you going through a brokerage firm? If so they have tools / websites to pull general rules of thumb together on how similar businesses are run across the US and should provide that to you. When I'm looking at businesses to purchase a quick analysis I use to determine if I want to dig deeper is to see if I will be able to pay myself a decent wage and pay the business off in 3-5 years (assuming you are getting a portion owner financed).

I'm currently deployed overseas and just learned that my 5-Plex caught fire. I'm not sure how badly it was damaged, but based on the pictures I was sent I know I won't be able to rent any of the apartments out for quite awhile. I know I will have to make a decision to either rebuild, repair, or sell. I wanted to see if anyone had any advice at all. I've contacted my insurance agent so he knows what is going on and asked his opinion and advice as well. Thanks in advance for any help.

@Jon Holdman  I have two loans that are on 1 Year notes and 4 loans on 3 year notes and thought it may be worthwhile to see what a private investor could do for me.  What are your thoughts? The properties are doing well on cash flow but on the most recent loan I'm looking at a 6.8% interest rate.  I'm just weighing options and looking at best practices. Thanks!

I always see the current average national interest rates for different types and lengths of loans, but I have never been able to get as low as what is advertised on several real estate or banking websites. I've asked about it and every time I'm told it's not possible. Am I getting taken advantage of? What can I do to combat this?

I'm interested in learning how to and if it is wise to try and find an investor or group of investors interested in bundling all my properties (all under 80% LTV) under their umbrella. I want to get my current properties out from under the several different bank notes and under one roof. Any and all advice is appreciated! Thanks!
