Hi all,

I bought a townhouse/condo in Salt Lake City, Utah and I am planning on doing long-term rental with it. I want to get insurance for it but there are a lot of things I don't know since it is my first property. I will proceed to explain my property and ask several questions about what insurance should i get.
Property Details:
It is a 3-story townhouse classified as a condo, it is a new construction finished in Nov 2023. It has 2Bed 2.5 Bath, around 1400 sqf including 2 attached garage spots. Construction materials: Frame, no basement, roof: asphalt shingles, Floor: Carpet on stairs and bedrooms, LVP: Kitchen and living room. I am planning on renting it furnished. There is an HOA for the association for a total of 10 units. The HOA has an exterior insurance policy for the condos (Image 1).

Rental Property insurance questions.

1. I was told that if I were going to live in the unit I should only get interior insurance. Is it the same if I am renting it or a different type of insurance ?? How is the insurance call, so I can ask an agent?

2. I tried to quote with a state farm agent, but they didn't ask me too much about the condo (Only Address and my name). I did try to clarify that the HOA has exterior insurance but they didn't request me anything about that insurance for the quote. The prepared me a quote that is low price (That is nice), but I am not sure if I am covering all the bases. I don't know how they prepare the quote with so little amount of questions. The second question is if this quote below is enough or if I am missing things? Quote below.

3. When should I start the policy? Right away or when I get the first tenants? If it is when I get the first tenants, should I get another insurance in the meantime or the property is without insurance when it is vacant?

As I mentioned this is my first property and I got to this point without too many questions since my realtor was really helpful, but my property manager wasn't as helpful and she mentioned that I should discuss this with my insurance agent, That I don't really have one reference to trust, so also if anyone has a good insurance agent from Utah it can be helpful. Asking for some help from experienced investors in this great community.
