I feel fairly confident to say that there are plenty of 'obsessed' individuals on this forum. You already have some amazing advice, keep networking locally, find some active investors and stay curious, keep asking questions. Successful people are dying to share their experience with new investors, but they don't want to wast their time with tire kickers. Show some initiative, ask how you can help them in exchange for being able to shadow and ask questions. You will be surprised how much you can learn quickly.

@Paul Timmins I will look into the local REIA's in my area, i've heard time and time again how important it is to attend these.

I don't really know a lot about HUD Homes, but plan on learning more about them. I was wondering what other resources I had for finding potential owner occupancy multi's other than the MLS. I would love to get a good deal on my first buy (who wouldn't!) Thanks for the tip!

Student housing is very appealing to me especially because of the higher rents. My mother occupies a duplex and has been renting the upstairs to students for 20 years. I have been bringing her student renters for the past 4 years via craigslist, she rarely has vacancy's, hopefully that means i'm doing something right!

Not quite sure what you mean by "you don't have to own a property to control it", would love for you to elaborate on this. Are talking about property management?

@Eric Knapp Nice to see a fellow upstater on the boards! Thanks for taking the time to reply. I'll have to check out Keller's book asap, I think it's very important for my fiancee to understand basic concepts and what I plan on doing with real estate, especially the important role it will play in the financial security of our family. I haven't given flipping much thought, however it is in the back of my mind. I'll be sure to check out J. Scott's book sometime! See you around.

@Lance Cummins Very similiar strategy here. My girlfriend and I are looking to purchase our first multi-family within 12-18 months. I'm just curious, will your second purchase be a multi-unit as well? Or single family?

Welcome from one new guy to another! I also plan on making my first purchase within the next 12-18 months. I think a duplex or greater is the way to go! The sacrifice of having tenant(s) that share the same walls with you should pay huge dividends in the future!

@Bill Gulley Thank you for the response. I'll see if I can pull a nugget or two out of those (fictional) reads, haha. I'll definitely have to look into an agent's manual for NY, i've been considering getting my license just for the education and MLS access. Thanks for the advice!

Hello all,

Just wanted to take a moment to introduce myself and break the ice as I would like to become more active on the forums.

My name is Augustin (Gus). I'm 24 years old and reside in upstate NY (Binghamton). I'm a recent graduate from the State University of Oswego, where I obtained an undergrad degree in Business Administration and even more recently employed by one of the largest utility companies in the state - they literally told us in training never to wear our badge out in public - I guess most people aren't too fond of utility companies! Anyways, I have a beautiful girlfriend and soon to be fiancee (if she says yes) of 7 years and am an aspiring real estate investor.

My first real estate investment move is to purchase a home for my future wife and I, preferably a duplex or greater. In my mind it's the only way to go, especially starting out. My mid-term goal is to focus on the student housing niche. Fun fact: there are 10+ major Universities all within an hours drive from my location! But right now I'm focused on building up my cash reserves, all the while learning as much as I can about real estate investing. I have become borderline obsessed with the podcasts and hope to become just as obsessed with participating on the forum.

I am truly thankful for this miraculous resource, and would like to give a special thanks to Josh, Brandon and all of those who make this resource possible.

In closing, I would like to ask the community for advice! For Christmas, I asked my girlfriend for some of the most commonly mentioned books throughout the podcasts...
