Hi, I have a retiring landlord that is selling me his portoflio. He is willing to carry 20% of the sale as a second mortgage or any other security.

To buy the portfolio I think the best lending options i have are B2R, First Key Financing and other similar portofolio lenders. However, they don't accept 2nd mortgagaes.

I don't need the 20% for the purchase, I can get that money myself, but i don't want to miss this opportunity. Can anyone suggest a way to structure this deal?

Thanks!

Hey,

Thanks David.

I've been offered this by my property manager, as we both share the same property manager, I think the properties are good and this landlord sounds like he just wants to cash its portfolio. I suggested I could buy it all if he supports my downpayment and he seemed interested - it sounds like he needs the money quick... so hopefully nothing wrong with the bundle :)

I will write Bo and see if can help.

Thanks again.

Antonio

Hi,

A retiring landlord is selling me a portfolio in Atlanta, GA and he is happy to fund part of my downpayment.

Do you guys know how I can go about this? Can you recommend a creative closing attorney in the area?

I would be buying under my LLC but with my personal recouse on the loan. Lender doesn't want a 2nd mortgage in the portfolio. I thought maybe I could borrow the vendors money, secured on my company shares, but I'm inexperience with this type of setups.

please help!

thanks.

Antonio

Hi Nilesh,

I am in a similar situation to yours. Did you find any good portfolio lender?

Thanks.

Hi, I own a LLC with one house and I am about to buy another 7 houses in GA. I am looking for a good lender/bank that will lend me to buy this portfolio of already tenanted houses.

Any recommendations?
