I have been learning about real estate investing for a couple of years now and recently moved to Broward County FL. My plan is to start out wholesaling but as I begin putting together my business plan I am looking to learn as much about the area as I can.

One thing I could use some help with is finding out what are some average costs for renovation work. Such as, what is the average construction worker hourly wage? What's the average cost to paint the interior/exterior of a 1000 sqf home? What's the average cost for hurricane windows/shutters? What's the average cost to install new tile flooring, excluding materials? ect. ect.

Can anybody help me with some general figures or point me in the right direction to learn these things?

What is the best and/or a free way to find lists of probate leads? I don't mind paying for the lists as long as they are truly good lists, i.e. have accurate mailing info, and don't cost too much.

Robert: I had the realtor send me comps today. With the info he put together he was confident that the house could resell for $150K - $165K. Thanks for your input.

Jason: I have seen any other properties. It was so of spur of the moment. I was listening to the most recent pod cast and thought I would just see what was available in my county. There are only about 5 properties listed on the HUD site and the one I looked at seemed like the best deal. So I contacted a realtor listed on the HUD site , who used to work with my wife, and went to see the house on Sunday. The bidding period closed today so I put in a bid of $90K. Ideally, I would have bid lower but I know that there is a lot of demand for very little supply in this area so I wanted to make a more competitive bid without meeting their asking price. They are asking $104K so I'm about 90%. Thanks for your input.

I'm considering putting in a bid on a HUD home in my county. Its a 1248sqf 3/2. Its listed for $104K. What would be a good bid price?

This would be my very first home purchase/investment deal, but I think it needs about $5K - $8k in light cosmetic work. Fresh paint, closet doors, and a small deck would make it livable but there are a few other minor things that could be done to make it even more desirable.

I live in Bellingham, WA and the market here is a little strange. Its a small college town where supply is very tight. You can easily pay a lot for very little house. The particular house I'm looking at is out side of town where homes are a little more affordable. Another possible problem is the we are 20 mins from the Canadian border so a lot of Canadians invest in the area, driving up prices.

The realtor who showed me the house thinks we could resell it for $150K to $175K and thinks we should bid full price. Any suggestions/advice would be greatly appreciated.
