I use the Lowe's blinds they have the sizes I need and are easy to find when I need to replace.

Can you recommend an affordable vinyl mini blind  with cords to use in rentals?

I've always used the Lowes Project source mini blinds.  They were great, tenants understand how to use them and I can easily replace damaged blinds.  Now they are cordless and I see tenant damage occurring.

Thanks for your input!

Thanks Bob, my court strongly advises account numbers on garnishnents. I did the research request through my bank and got the bank name but not account number. It's a process but we're moving onward.

Thanks so much for the reply. I actually found a researcher who works for attorneys typically.  And his cost is going to be $80 much cheaper than going through an attorney.

A PI would have been a great idea. My other idea was going to be a collection company asking for the information only.

Good luck all!

Hi BiggerPockets at Large!

Looking for help / how to find information to aid in collection on money.

I've had a contractor disappear with my deposit money.  I've completed Justice Court (small claims) in Mississippi and won by default (no show by defendant/contractor).

I'm trying to find is bank account number to complete the garnishment for collection of amounts owed to me.  I've requested the information from my bank and I do know what bank he uses but I don't have his account number.

Is there a search tool that anyone has used before? Or any advice that you can share?

Any opinions would be most welcome. Thanks so much!

Post: Self managed landlords, do you give tenants your cell?

Absolutely I use my cell number! Prospective tenant I want to speak with ASAP and not waste time tracking them down. Time of response is so important when renting a unit.  For existing tenants I want them to contact me if they have an issue.  I do direct them to text for normal issues and call in an emergency.

Really I've had no issues in fact my cell is one of my most important tools.  Good luck in however you decide to proceed.

I'd recommend replacing the hvac ducts. It's what u do when remediation of smoke from a fire. Smoke smell can seem to be gone and then return even years later. Can be affected ted by climate and humidity. Good luck.
