Have you considered invested in the MD area? More specially Prince Georges County, Howard County, and Baltimore County. From my understanding there is a consistently higher rate of return in those area than DC and NOVA.

It is going to be very location specific, down to the neighborhood.

It will also take into account the marketing you or your Realtor did, how much access potential buyers have to the property (if it can only be shown after 5:00 PM or there are no open houses will hider the progress of the sale), and of course- making sure the price is right.

I’ve worked with landlords who own rental properties in D.C. and I would agree with many of the responses above, in that DC is a tenant friendly city. If you’re looking for a long term hold, there are plenty of areas outside of NW DC are pivoted for growth within the next five to ten years.

I do know of a five unit in NW that has been on the market for about a month that might have some potential.

Another slightly different strategy would be to go the "multi-family" route in NW DC which might be a duplex but more likely be a SFR with a basement. In that sinario you could simply buy a SFR and rent out a the basement.
