CPS, NOT CPD! I CANNOT EDIT THE TITLE, SORRY!

Hi Chicago landlord team,

A tenant just messaged me that the high school he wants to apply his son to is asking for district proof and requiring two forms of proof (water, electricity, or gas) with his name on it. They are all under my name as I am paying for all of these and he is asking me to add him to the bill.

The answer will be no because of liability and legality reasons and I pay for all three units....he's only in one of those three but has anyone been in this situation with Chicago schools CPS? Is there a suggested response I can send him? Looking for advice here.

@Crystal Smith I really appreciate your contribution to my question. Thank you for being helpful!

@John Warren This is helpful, thank you. I'm running into a situation: what if one members income meets the 3x rent but has a credit score of 620 while the other member makes 1x rent with a 720 credit score... they mention they have strong co-signers too but this is a first time for me so would love your advice.

@Henry LazerowI have had similar experiences with other tenants that have resided in buildings I bought before I bought the buildings. It's a new experience for me to actually look for tenants on my own! What are some requirements you look for?

@Aaron ZimmermanAgree, thank you!

@Crystal Smith Yes, thank you for this, " minimum income requirements and get a co-signor with a credit history." I appreciate it! WHat do you look for income requirements? 2x rent or?

I appreciate everyone's commitment and response here!

Hey BP family....

My lovely agent just passed the word that if you don't want a rent controlled state, you need to email your district's representative here, after filling in your address: https://www.illinoispolicy.org...

Here you can see what representatives are sponsoring it: https://trackbill.com/bill/ill...

This is so harmful to people like me, and I'm sure many of you who have worked your whole lives sacrificing to accomplish your dreams. I'm no big agency person, I just have one house but a first generation immigrant, this is my American dream. I have a lot more to say but this post isn't about me, it's about us. Please help our community and send an email explaining to your representative how this would impact your dreams and aspirations too.

Hi BP Family,

My lovely unit in the Hermosa neighborhood has been receiving a lot of attention from undocumented immigrants. I normally would run credit scores and require a certain income but I would also like to make a move to a family or couple that will make this place their home.

What strategies do you use to filter people if they aren't legal?

Thanks!

Would anyone be interested in an outdoor, masked meet up? I'm new and did my first house hack last summer. Love to learn more for my next!

Thank you @Manuel Santiago! @Zach Gring I'll be sure to check that out, thank you for letting me know. @Jonathan KlemmThank you! I have been enjoying my decision. What details do you mean? Happy to fill you in.

@Crystal Smith Thank you so much!! I'd be biased to say you were/are right :).
