Simple way to start is by attending Real Estate Investment or working with an REO or Short Sale agent and help them promote their listing for free with the caveat that you get to have the potential leads opt in to your email list.

Those are two ideas that can help you jump start.

A property on Garden street in Hoboken came on the market yesterday which is a three/four family asking 1.4M and your levered yield would be north of 10% with $250,000 downpayment.

Small business typically want flexibility so if you can create a co-working space or a flexible leasing structure that will allow you to have value add proposition compared to other landlords. Just my two cents as a potential method to create a USP.

Alex Wang congrats on finishing school and getting an asset in the Unversity Heights neighborhood. Here is my recommendation:

Go to a local lender like City National Bank, Oratani Bank, and/or a community bank. Create a loan package and request a loan to have the following parameters:
1) LTV at or below 50%
2) DSC north of 1.30

That may convince a lender to give you an LLC oriented loan.

I think Ed has a point in terms of investing outside the city.

The issue with Queens and Manhattan is that they are niche mature markets and at times do not follow the traditional price to rent measure due to external international demand that continues to drive up prices.

Nik Parks if your goal is cash flow oriented growth then find something outside of NYC in areas where you can afford the 20% downpayment and rent it out.

If you goal is long term wealth building through asset appreciation and low personal housing expenses then buy a multifamily outside the city and live in it.

That is is my two cents but it really depends on your overall investment and real estate portfolio plan.
