Although my BP post count is climbing, and my knowledge is increasing, my portfolio is still at zero - and I'm afraid it will remain so until I start to get a grasp on financing techniques. I would absolutely LOVE to get together, face-to-face, with a Houston-area investor who can answer actual questions based on my actual situation and help me get a grip on how I might be able to take the next step. Willing to trade coffee, lunch, and/or beer as necessary.

Also @David Hines. I'm a new investor, but he was kind enough to sit down with me for several hours and let me pick his brain. He's in the area you're interested in, is both a broker and an investor, and also does property management.

@Kevin French I've worked for various builders in the Houston area since 2001, and I can tell you that they're all different. The production builders (KB, Gehan, etc.) likely pay at the low end of the scale, as their whole raison d'etre is volume. The higher-end builders (Partners in Building, Frontier Custom Homes, etc.) are going to pay better, but, much like a sales job for Jaguar, you may slowly starve to death in a very expensive suit. Pick your poison.

Welcome, Kaz. I'm a new guy around here myself, so forgive me if this seems a stupid question, but what do you mean when you say "passive investor" in multi-family properties?

@Dennis Thompsonthat's good to hear - I hope the same thing is true in the Houston area. If so, I might find myself in a pretty good situation. I'm not sure exactly what this partnership arrangement might look like, but I'm going to keep sleeping on it and hope something comes to me. Worst case, I'll introduce myself as a contractor at the local REIA meetings I attend, hand out a bunch of cards, and see what happens.

Worst case, nobody calls, and I'm no worse off than where I started, right?
