Thanks Mike, my lease does cover the extra people moving in. It just seems that I am always paranoid that I should have another form or agreement for everything. So I will just let it go than, thanks again for your input.

I have a young couple that rents from me, and they are going to be leaving town for three weeks over the holidays. They are going to leave their dog behind, and want his dad to stay at the house and watch the dog, and their house. I am fine with this, but I was wondering what should I do to protect myself while he is staying there. His son and his girlfriend have a 12 month lease with me, so I do not think that I need to have him sign a lease, maybe some type of addendum to the lease, or what? Anyone have any input on how I should handle this. Thanks in advance.

Thanks both for your replies, I did dig out my state laws,and I think I will keep the rent and just try to go after the late fee. These people have been habitual late payers and I have been kind of easy on them, I know that is a big no-no but I am going to be very firm from now on.

If you receive a full rent payment without the late fee included after you sent the pay or quit notice. Do you send the payment back when you demand the late payment fee, or keep the payment and just demand the late fee? Also when I demand the late payment fee again do I need to send another pay or quit notice? thanks
