Investment Info:

Single-family residence other investment in Columbia Heights.

Purchase price: $176,000
Cash invested: $25,000

Currently house hacking this property, will move out and use this as a rental in the next year to cash flow $450 a month!

What made you interested in investing in this type of deal?

It needed minimal work, was move in ready but I was able to put in some sweat equity. New roof on the garage, fully fenced in backyard, small kitchen remodel, and bathroom remodel.
