@Rob Gillespie I understand what you mean about taking them with a grain of salt. I always prep my buyer clients to set expectations about the inspection report before hand. It definitely is important to partner with an experienced inspector. My choice is to find one who has a construction background. Thanks for the input.

Hi,

I'm exploring some multi-family units in Dayton & Cleveland areas of OH.  What should I expect for pricing for an inspector? One property is a 2 story, 6 unit. Other is 4plex single level.  Are prices usually by number of units, sq ft?  Any thing else I should know? Do you have recommendations for inspectors?

From what I understand, the area is very depressed and they had a huge flood not too long ago.  Any of you have rentals in the area? What are the going rates?  Is PA landlord friendly? How is the rental market? I welcome any other info you can share.
