We invested with both companies in 2021. BAM is consistently paying out monthly with Class A shares but class B shares stopped paying out almost immediately with the interest rate hikes. Our biggest gamble in all of our investing was with Goodegg. We placed our biggest bet on a single property, class B shares. Like our other class B shares (we also invested in Praxis), they stopped paying out pretty quick when the interest rates when up. They have been incredibly transparent but they are currently deciding on a capital call or selling the property at a major loss (70-80%). I’m praying they opt for the capital call and someone has more to invest (we don’t). The loan has come to term and they can’t maintain the property and the current interest rates. BAM and Praxis have definitely managed the situation better at this point in time.

@Jason Malabute We invested in Fund II both class A and B. Consistent distributions for class A and Class B should start before the end of the year. Strong performance so far. We recommended to our friends who are also investing in Fund III. I spent an extensive time researching companies before getting in to multi family and BAM is definitely at the top of our list.

Is there any need to set up an LLC or any separate entity for passive multi family investments? We set up an LLC last year for a couple of rental homes that we have but are now branching out into some passive syndications in the next couple of months. Would there be any purpose to set up an additional LLC for these investments? Should we do it through the LLC that we already have? Or just leave it in our own names? Pros/cons?

@Paul Moore Thanks for your response! We have appointments with sponsors this week. :) If you know of reputable avenues with strong portfolios- we would appreciate you passing along the contact. Passive is definitely the way to go for us.

@Mike Terry we have found a realtor that finds the deals and she partners with the contractor to do the flips. She then stages and markets the property. We hope to partner up and learn as much as possible to see how things unfold with that side of things. Hoping to put $50k down and finance the rest and see how the first project goes. Use the rest of our capital elsewhere. If we make $20-$30k a project and do that several times a year. That’s a great start! We might be optimistic and naïve but it’s one avenue we want to explore more.

@Michael Ablan we definitely want as little BS as possible. The property that we are selling, while providing this opportunity, has been enough stress to last a lifetime.

@Wale Lawal also, I’ve been researching syndications the past couple of days and trying to get fully versed in the process and how to analyze different opportunities. Is there a particular platform you recommend? Or local opportunities that you can point me towards?

@Wale Lawal Thank you so much for reaching out! What would be the advantages of the BRRRR method here in Houston compared to traditional flipping? I like the idea of buying, rehabbing and selling versus rehabbing to rent. We do have a couple of rentals back in my hometown (Victoria). They do cash flow well but there is a particular weight that I feel every time a storm is in the gulf or a freeze happens in winter or the rain won't stop… I guess the idea of getting in and out of flip projects every 45-90 days to get a return feels less risky I guess. I've been a bit traumatized by the weather events here in the last few years! Lol… but I'm very much interested in learning more about your strategy!
