What are the pros and cons of buying directly from an owner? I would need an agent myself, but agents don't necessarily want to deal with a sale like this.

This is my first venture into purchasing a commercial property, can anyone help with the differences between a SFH and a 12 bedroom Assisted Living Facility? I am in the process of contacting lenders but I have run into a glitch wrt securing property insurance. My Farmers agent said they consider the property too risky. Any info here would be much appreciated.

Has anyone done business with Memphis Invest?  I got a link to them thru an email blast from Bigger Pockets, and they want my business, but I don't really know anything about them except they are a turnkey operation in Memphis.  

Any recommendations?
