Post: down payment on loan or asking price?

so i’m trying to purchase a rental property for the asking price of $230,000 and i currently have $62,100 laying around and need a loan of $167,900. i have reached out to multiple lenders and investors and they want me to put down 25% - 30%. my question is are they asking me to put down the 25% - 30% down on the asking price of $230,000? which would be $57,500 (25%) - $69,000 (30%)... or the loan amount that i need which would be $167,900 - 25% ($41,975) - 30% ($50,370)???

obviously i hope they mean on the loan amount i’m asking for ($167,900)

want to hire a company to manage my rental properties. what are some tips and advice on good ones or bad ones? what will i be paying for? what should i pay? how do they work? what do they do? what do they charge for? recommend any in los angeles/ san bernardino / orange county? thank you in advance any input is much appreciated!

@Mike D'Arrigo just want rental properties with high returns and these markets are known to have that. i know what i want but if you don’t got what i need than just say so instead of assuming i don’t know what i’m talking about.

@Caleb Heimsoth thank you for your concern Caleb much appreciated but as i said i am learning the ropes of turn key properties which i read about on brandon turners book the book on rental property investing. it all sounded great and understand that there may be not good deals and what not but if by chance there can be just one out of a 100 than that’s all i would like, why not you know? like i said i appreciate your concern and i can assure you that i will run the numbers and make sure they work out to my best benefit before agreeing to any potential turnkey property.

is it possible to finance multiple properties? my vision is to put a lot of money from my savings and spread it to put down the minimum required down payments needed for multiple cheap rent ready single/multi-family homes. to finance as many rental properties as i can all at once/short period of time.

@John Teachout thank you John! rents are maxed out for now maybe i can raise a little after upgrades but i was hoping to know that if i do any upgrades major or minor or both i can get it re appraised to take out a larger heloc or home equity loan?

trying to increase my quadplex’s value significantly for cheap. any suggestions on how to do so? also open to spend more if needed, so any suggestions on how to increase value on a scale from cheaply to moderately to expensively ???
