Patrick -- I've been the director of Operations and also VP for two "Full -Service" property management companies right here in Columbus, Ohio? LOL - So, not sure what you mean but it's not a "thing" in Columbus - and not sure what are you speaking about regarding Facebook?? I was asking for owners feedback on their experience with other property managers, but thanks for your post! :)

Hello, 

I have been the VP of Operations, Director of Operations, Condo Division Manager and Property Manager for some of the largest companies in my area. Including smaller brokerages that I personally have grown to new heights! Years later I am now branching out with my own company. 

Through the years I have always asked my owners, "What do you want most?" and "What is the thing that you wish your management would do - that they don't?" Questions like this and I have tailored pricing etc. etc. based on that feedback. 

If you are a seasoned investor or even a single family home owner who has or "used to" use a property management company for your investments - I would love to have your feedback? Things change regularly and I would truly be interested in hearing from investors "everywhere". 

What makes you "love" your property management company? What made you stop using a company? Is pricing more important or service? What technologies do you love? Do you like "full service" meaning - someone to partner with you to not only manage but, help you to buy and sell? What about maintenance, rehabbing etc.? What is your "perfect scenario" -- appreciate it! 


These questions are specifically in reference to Single Family Homes, Luxury, Duplex Rentals, Small Multi-Family 6 to 12 units and Long Term Corporates/Company Rentals - we do not do Short Term or Month-to-Month Rentals.

Hi Valerie,
I am local to you in Columbus Ohio. Allow me to help. Full transparency I am a seasoned property manager and will be opening my own brokerage soon - working as Director of Operations of another brokerage right now. That said, if you want to "go it alone" managing your home the process is this.... 1. Allow showings but, you have to be careful - we do not show homes to anyone who has not provided a photo I.D. and been screened through our validation process and provided a credit card in case of damages. Since you do not have that option - at minimum get a photo I.D. to know who is entering your home. 2. Prior to anyone submitting an application ensure you share your rental criteria clearly ( i.e. credit score, your preference on acceptance of rental collections, evictions, felonies, misdemeanors, pets etc. ) as well as sharing any additional charges ( i.e. monthly pet rent, pet deposit(s), security deposits, admin fees etc. ) people unqualified will usually "walk" as this stage and that is where you will save time. 3. If the potential renter gets to this stage then - you can send an application, require an application fee to offset your costs and let them know that upfront.
Finally, when using these "self service" options like Zillow, Rentredi, etc. you are at the mercy of "their process" and it can become cumbersome. As mentioned I have been doing this for over 20 years single family homes to working for three of the largest multi-family companies in Columbus. I say this let you know - while you absolutely can do it "on your own" these are just a few reasons ( mentioned above ) why folks hire managers - stress free! Also, be careful with "fake I.D.s" - we have seen an unbelievable uptick with illegal immigrants, fake I.D.'s, stolen credit cards and more this year. You have to research, study and find the indicators on various I.D.'s to know what you are getting into. Also, do your research on emotional support animals as that too has gone "rampant" in Columbus this year - you have to allow them but, you need to know the guidelines, rules etc. I do not say any of this to discourage you but, to protect you, be smart!
